Which notice do I use for rent arrears?
Section 8, relying on grounds 8, 10 and 11 for arrears. Ground 8 is mandatory where the tenant is in at least two months' arrears both when the notice is served and at the hearing.
How long does possession take?
From notice through to possession, straightforward section 21 cases typically take three to six months. Defended cases or those with backlogs take longer.
Are you regulated to represent me at the hearing?
