How we help
Recovering possession is one of the most technically demanding areas of landlord and tenant law. We support landlords through the correct notice, court proceedings and, where necessary, enforcement — carefully, so the case is not lost on a technicality.
Who this is for: Private landlords seeking possession of a residential property let under an AST or company let.
What is included
- Assessment of the correct route (section 21 vs section 8 vs accelerated)

You serve the notice and we track the notice period.

04
Hearing and warrant
We help you through the hearing and, if required, application for a warrant of possession.
When we help
Common situations we help with
Every matter is different, but the following situations come up frequently. If any of these sound like yours, we can help.
- Rent arrears building beyond two months
- Fixed term ended and you want the property back
- Serious breach of the tenancy agreement
- Anti-social behaviour affecting neighbours
Frequently asked
Common questions
- Which notice do I use for rent arrears?
- Section 8, relying on grounds 8, 10 and 11 for arrears. Ground 8 is mandatory where the tenant is in at least two months' arrears both when the notice is served and at the hearing.
- How long does possession take?
- From notice through to possession, straightforward section 21 cases typically take three to six months. Defended cases or those with backlogs take longer.
- Are you regulated to represent me at the hearing?
- No. BLS is a legal consultancy — we prepare your case and can refer you to authorised representation for the hearing.
