- Do I need to serve prescribed information at the start of a tenancy?
- Yes. Deposit prescribed information, the How-to-Rent guide, gas safety certificate and EPC must be served correctly, otherwise a section 21 notice may be invalid.
- What is the difference between section 21 and section 8?
- Section 21 is the 'no-fault' notice at the end of an AST fixed term (subject to the government's ongoing reforms). Section 8 is a fault-based notice relying on statutory grounds (typically rent arrears).
